Pre-Sale Building Report

A pre-sale building report follows the same inspection process as a pre-purchase report, but is arranged by the seller before the property is marketed. It gives vendors a clear understanding of the property’s observed condition and helps identify matters that could affect the sale, lead to price negotiation, or cause costly delays.

Arranging this inspection early allows time to consider the findings and, where appropriate, address identified concerns before the property goes to market.

Where a full written report is not required, a verbal report may provide a more cost-effective alternative.

Pre-Purchase Building Report

A pre-purchase building report provides a clear, independent assessment of a property’s observed condition before you commit to a purchase.

Full written reports are prepared to NZS 4306 and include moisture meter testing, thermal imaging and drone roof inspection at no additional charge, helping buyers understand significant defects, moisture concerns, maintenance items, and other matters that may affect their decision.

When a formal written building report is not required for lending, insurance, or other purposes, a verbal building report can provide a practical and cost-effective report option.

A verbal report can be used for selected concerns, such as cladding, roofing, moisture risk, or other areas of interest, or it may cover a broader building inspection where a written report is not required.

This option is commonly selected for pre-sale reports, helping homeowners identify potential issues early and reduce the likelihood of delays or negotiation once a property is marketed.

The inspection is carried out on site, with findings discussed verbally rather than formally documented. We provide clear explanations of the observations and are happy to answer questions.

Clients are welcome to attend the inspection, or ideally join towards the end to receive a clear and practical rundown of the findings.
